Real Estate Law
The firm’s Real Estate Practice Group lawyers provide local and regional representation for clients whose businesses are directly or indirectly involved in the real estate industry. Representation of real estate clients includes:
- Assistance with Title Clearance
- Closings
- Environmental and Bankruptcy Issues Relevant to Real Estate
- Vermont Land Use
- Lease and Landlord/Tenant Issues
- Property Tax Appeals
- Residential and Commercial Mortgage Issues
Due to our proximity to several ski areas, the vacation real estate industry is an important part of our practice.
We represent clients who are developing general commercial and industrial projects and commercial/residential condominium projects. We also represent numerous condominium associations in the complex matters that can arise after a condominium project is built and sold.
The Real Estate Practice Group works closely with the Land Use and Environmental Law Practice Group to walk developers through the maze of local and state regulations that confront the potential Vermont land developer.
We work with our tax practice group to structure tax deferred exchanges and to develop the most favorable tax structure for real estate transactions.
We assist both private clients and conservation and environmental advocacy groups in land preservation and the establishment of conservation easements.
The firm’s lawyers have also represented clients in the acquisition, permitting and sale of retail shopping centers and have helped clients to negotiate construction loans and permanent mortgage loans for the financing of these projects. The firm also maintains expertise in the negotiation and drafting of leases on behalf of landlords and tenants.
Our ability to deal with complex real estate issues does not mean that we are unwilling or unable to deal with the more straightforward and typical real estate transactions. Our lawyers are able to assist buyers and sellers of residential property and endeavor to make these transactions as economical as possible. The practice group helps keep client cases down by incorporating a highly trained group of para-professionals to create a full team approach to real estate transactions.
